Step 1

Understand how Kohala Community Land Trust Keeps Housing Affordable for Future Generations and Become a Member

Pathway 1: You own the home, KCLT owns the land.

Pathway 2: You own the home and the land, but accept a Kamaʻāina Housing Easement* - a deed restriction that limits the price you can sell for in the future. This is how you pay forward the communityʻs investment in your homeownership.

Step 2

Confirm Your Eligibility for KCLT Housing

KCLT is a non-profit organization and our Bylaws require that we serve residents who are:

  • Low and moderate-income*

  • Of North Kohala

  • Most in need

  • Keeping shelter burden at or below 30% of income

*"Low and moderate-income” is defined using Hawaiʻi County published tables.

Step 3

Demonstrate Financial Readiness for Homeowners

Option 1

Complete:

  • (a) Homebuyer Education Workshop

  • (b) Financial Education Workshop 

 

And provide evidence of a Certificate of Completion from our partner Hawaiian Community Assets.

Option 2

Provide a Pre-Approval Letter (with verification of income and assets) from a Hawai'i based lender familiar with leasehold property mortages.
